  • The pound looked battered and bruised last month, as the UK economy took a turn for the worse following the vote for Brexit, and the Bank of England cut interest rates.
  • Sterling fell a peg against the euro in July, as the Eurozone weathered the vote for Brexit far better than the UK, and the ECB gave no sign that it will cut borrowing costs.
  • The pound has seen better days versus the dollar, as the USA created a mighty +255,000 jobs in July, again lifting the odds that the Federal Reserve will hike interest rates.
  • Sterling lost out versus the Australian dollar in July, as Australia created a mighty +38,400 new jobs in June, while GDP rose a solid +3.1 % in Q1.

Sterling overview

The pound edged lower versus a variety of currencies in July, such as the euro, Australian dollar and South African rand. Why? Well because, following the UK’s vote for to leave the EU in late June, the UK economy has taken a distinct turn for the worse. For instance, according to GfK, UK consumer confidence suffered its steepest drop since 1990 in July, due to Brexit uncertainty.

What’s more, business confidence has also fallen “dramatically” post-Brexit, according to the Institute for Chartered Accountants. With this in mind, although the UK expanded a solid +0.6% in Q2, while unemployment fell to a 10-year low of just 5.0%, the UK’s economic horizon now looks much cloudier.

Given this, it’s no surprise that the Bank of England has cut interest rates –0.25%, to a new all-time low of just 0.25%!

Euro

The pound fell –1 cent against the euro in July, to 1.18, while at some points falling as weak as 1.16. This is because the Eurozone is holding up well, broadly speaking, following the UK’s vote to leave the EU in late June. For instance, the Eurozone’s composite PMI, measuring economic output in services, manufacturing and construction, in fact rose slightly in July, in spite of the UK’s vote for Brexit.

The European Central Bank gave absolutely no hint that it would cut interest rates again last month, in spite of the UK’s exit from the EU. Given all this, the euro came out ahead!

US dollar

The pound buckles at the knees! Sterling fell –1 cent versus the US dollar across the course of July, to 1.31 +/- This is because, although the US economy is blowing hot and cold, it’s still looking perkier than the UK. To be specific, US GDP expanded just +1.2% in Q2, well below forecasts for +2.6%.  This suggests that America’s economic weakness, which started in Q1, has continued.

Yet on the other hand, the USA created a resounding +255,000 new jobs in July, telling us that America could shake off its blues, looking ahead, while lifting the odds that the Fed will hike interest rates!

Australian dollar

The pound dived –3 cents against the Australian dollar in July, to just 1.7450. This is because Australia’s economy is looking broadly sunny. To start with, Australia created a mighty +38,400 new full-time jobs in June. Moreover, Australia’s GDP rose +3.1% in Q1, the most in 3 years.

Even though the Reserve Bank of Australia has cut interest rates -0.25% to 1.25%, this still leaves borrowing costs far higher than most of the Western world. This makes Australia an attractive investment destination, thereby lifting the Aussie!

New Zealand dollar

The pound comes down a notch! Sterling fell –1 cent against the New Zealand dollar in July, to 1.8375. This is in spite of ambiguous economic data out of New Zealand. To start with, the Reserve Bank of New Zealand has imposed strict new mortgage restrictions, to prevent a housing bubble inflating further in Auckland. This should prevent New Zealand’s housing market from crashing, but could also weigh on economic growth.

Moreover, according to an FXStreet.com poll of economists, there’s a 98% chance that the RBNZ will cut interest rates this month! So, the kiwi could drop later in August.

Canadian dollar

 

Sterling charges ahead! The pound climbed +2 cents against the Canadian dollar last month, to 1.73. This is chiefly because Canada’s GDP fell –0.6% in May, its sharpest decline since the financial crisis. In particular, massive forest fires in Fort McMurray, Canada’s biggest oil refinery town, have pulled Canada’s economy into reverse. In Fort McMurray itself, 2,000 buildings have been destroyed, while tens of thousands of people have been evacuated.

Elsewhere meanwhile, the Bank of Canada has expressed continuing concern over ballooning house prices, in Toronto and Vancouver!

South African rand

The pound deflates versus the rand! Sterling dropped –4.7% against the South African rand in July, to just 18.42. This is because Democratic Alliance, South Africa’s pro-business opposition party, is ahead in the polls ahead of South Africa’s local elections this month.

Given this, investors are hopeful that Democratic Alliance will win in Pretoria, Johannesburg and Port Elizabeth, South Africa’s 3 biggest cities, and so trigger both democratic and economic renewal. What’s more, the rand has also climbed, because South Africa has overtaken Egypt to become Africa’s 2nd biggest economy again.

diagonal marelconfidencial.com, E.S. y M.L., 03 de agosto –Deutsche Bank ha adquirido el centro comercial Diagonal Mar de Barcelona por 495 millones de euros, una de las mayores operaciones inmobiliarias en la capital catalana en los últimos años. La operación supone unas plusvalías para el propietario del centro, el fondo británico, Northwood Investors, de 335 millones de euros, o lo que es lo mismo, una revalorización del 230 %, ya que lo adquirió en noviembre de 2013, al banco malo irlandés, también conocido como el Nama, por 160 millones de euros.

Situado en el distrito 22@, Diagonal Mar es el mayor centro comercial de Cataluña, con una superficie total de 87.500 metros cuadrados. No obstante, no está a la venta todo el centro, aunque sí la mayor parte: 60.400 metros cuadrados y 4.800 plazas de aparcamiento distribuidas en cinco plantas subterráneas. Los restantes 27.100 metros son propiedad del grupo de distribución Alcampo, la locomotora de este centro comercial, tal y como adelantó en exclusiva El Confidencial.

La cifra de la transacción se sitúa por encima de los 451 millones que Intu Properties pagó por Puerto Venecia en Zaragoza y los 375 que Klépierre invirtió en la adquisición de Plenilunio en Madrid.

El activo había despertado el interés de numerosos inversores. De hecho, según pudo saber este diario, se interesaron por él el fondo del grupo Henderson TIAA Henderson Real Estate (TH), la socimi Merlin Properties, Unibail-Rodamco, CBRE Global Investors, Deutsche Bank, ECE, Axa, Invesco, Klépierre y Pradera European Fund. Aunque ha sido finalmente la división inmobiliaria del banco alemán quien se ha llevado el gato al agua.

La venta del centro comercial fue encargada a CBRE, que muy discretamente movió entre grandes inversores el libro de venta del activo. La presencia de esta consultora no es casual, ya que está gestionando la intermediación de los 195 locales que alberga Diagonal Mar, con lo que cuenta con un gran conocimiento del activo.

El precio pagado resulta especialmente significativo si tenemos en cuenta que en 2007, el fondo alemán Deka ya vendió Diagonal Mar por 300 millones, justo antes de que se hundiese el mercado inmobiliario. Es decir, Deutsche Bank habría desembolsado 200 millones de euros más de lo que se llegó a pagar por este activo justo antes de que pinchase la burbuja inmobiliaria.

“Se trata de una operación muy relevante porque se cierra en Cataluña, donde se paga un precio extra por los centros comerciales, al exisitr una moratoria -que se está revisando- para grandes superficies, y supone un claro ejemplo sobre cómo un inversor extranjero sanea las cuentas de un activo, le inyecta CAPEX a través de una reforma para posicionarlo en poco tiempo, creándole rápidamente un gran valor añadido”, añaden fuentes del sector.

Ciclo breve por la recuperación

Que Northwood haya estado tan poco tiempo siendo el propietario de Diagonal Mar, apenas dos años y medio, demuestra también el tipo de recuperación del ciclo inmobiliario en España. Muy rápido, tanto que los gestores del grupo inversor británico han optado por materializar las elevadas plusvalías latentes ahora que es posible hacerlo.  El periodo de inversión ha resultado inusualmente breve, lo que podría ser también un signo de que la fase alcista de los bienes raíces en España también estará marcada por la brevedad, según apuntan fuentes del sector.

El último centro comercial que se vendió en Barcelona no tiene comparación con Diagonal Mar. Heron City funcionaba como centro de proximidad de la zona de la Meridiana. Pero se vendió al grupo australiano Babcock & Brownpor 138 millones hace siete meses. En ese momento el precio pagado fue 4.300 euros por m2. La mitad de lo abonado ahora por los alemanes del Deutsche. Demasiado para ser la misma ciudad, demasiado cuando no ha pasado ni un año entre una transacción y otra. Si se quiere comparar con operaciones recientes en Madrid, la venta de Diagonal Mar también se sale de las gráficas: Klepierre compró Pleniluinio en Madrid por 375 millones el año pasado. Aquí el precio pagado fueron de 5.300 euros por m2.

Diagonal Mar se inauguró en 2001, como parte del nuevo barrio de Diagonal Mar, junto a la zona del 22@, el distrito tecnológico que impulsa el Ayuntamiento de Barcelona en el Poblenou. Este centro comercial registró un total de 16,7 millones de visitas durante 2015, lo que supone un aumento del 2,3% respecto al año anterior. Las ventas subieron respecto a 2014, en un 9% más. En Diagonal Mar trabajan más de 3.000 personas y cuenta con 190 inquilinos, entre los que figuran firmas como Media Markt, Fnac, Primark, Zara, H&M y Cinesa y 18 salas de cine.

Les Illes Balears i Catalunya són les comunitats on més van augmentar les noves hipoteques sobre habitatges l’any 2015, tal com reflecteixen les dades publicades ahir per l’Institut Nacional d’Estadística (INE). A les Balears, els préstecs hipotecaris sobre habitatges van augmentar un 41,4 %, i a Catalunya, un 25,9 %, mentre que de mitjana a l’Estat l’increment es va situar en un 19,8 %. Aquest creixement de prop d’un 20 % significa el segon creixement interanual després de sis anys ininterromputs de caigudes d’ençà de l’esclat de la bombolla immobiliària.

A Catalunya, durant tot l’any 2015 es van signar 38.583 hipoteques sobre habitatges, una quantitat que només van superar Andalusia -amb 45.971 noves hipoteques- i la Comunitat de Madrid, amb 42.382 nous crèdits. En el conjunt de l’Estat es van formalitzar 244.827 noves hipoteques sobre habitatges.

Per contra, les comunitats autònomes on les hipoteques d’habitatges van experimentar un creixement més tímid durant l’any 2015 van ser Navarra, amb un 2,5 %; Castella i Lleó, amb un 8,9 %, i el Principat d’Astúries, amb prop d’un 12 %.

Pel que fa al capital total d’aquest tipus de crèdit, a tot l’Estat va pujar a gairebé 26.000 milions d’euros, amb un augment del 24 %. D’aquesta quantitat, a Catalunya li correspon un capital de 4.640 milions d’euros, una xifra que significa un increment del 32,8 % durant l’any passat. De fet, al desembre Catalunya va registrar un increment del capital prestat de més del 61 % respecte al mateix mes de l’any anterior. L’augment és similar al de les comunitats de Galícia -amb un creixement de prop del 64 %- i de l’Aragó -amb un 69,5 %-, els tres únics territoris en què l’indicador es va disparar més d’un 50 %.

Respecte a la quantitat total del capital prestat, només Madrid -amb 6.232 milions- va superar Catalunya, però l’augment dels diners prestats es va situar més de deu punts per sota, gairebé en el 21 %.

Per demarcacions

Segons demarcacions, Barcelona suposa el gran gruix de les noves hipoteques sobre habitatges a Catalunya. Només en aquesta demarcació se’n van signar 27.756 l’any 2015, amb un capital prestat total de 3.613 milions d’euros. Segons un informe elaborat per Tecnocasa i la Universitat Pompeu Fabra, Barcelona té el preu per metre quadrat més car entre les grans ciutats espanyoles, uns 2.217 euros.

A la demarcació de Girona la firma d’hipoteques sobre habitatges es va enfilar fins a les 4.626, amb un capital total de 498 milions; a Lleida es van fer 1.791 operacions, amb un capital global de 156 milions, i a Tarragona es va arribar a les 4.410 noves hipoteques sobre habitatges, amb un capital total de 371 milions d’euros.

Segons les dades de l’INE, l’import mitjà de les hipoteques sobre habitatges a l’Estat es va situar l’any passat en 105.931 euros. Això suposa un augment del 3,6 % en comparació amb les dades del 2014. De fet, l’import mitjà és el més alt des de l’any 2011, quan era de gairebé 112.000 euros. Els tipus d’interès, però, han baixat.

La caiguda de l’Euríbor durant el 2015 també s’ha notat en aquests préstecs. El tipus d’interès mitjà de les noves hipoteques sobre habitatges al desembre se situava per sobre del 3,3 %, mentre que el desembre del 2014 era lleugerament superior, del 3,5 %. L’Euríbor segueix sent el tipus de referència més utilitzat en el mercat hipotecari.
